Toledo Transformed: Tracking the Major Developments Happening Downtown

Downtown Toledo has undergone an impressive evolution in recent years, and there’s even more excitement on the horizon! Let’s take a look at some of the major projects that are shaping the future of our great Glass City.

Metroparks Toledo has earned its spot as one of the country’s best park systems, and Glass City Metropark is certainly a testament to that. It already has so much to offer and it’s only in the initial phases of the expansive Glass City Riverwalk. Once complete, it will be the second-largest riverwalk in the nation with approximately 300 restored acres spanning both sides of the Maumee River. Another exciting restoration is happening at the Four Corners, the only major intersection in downtown Toledo with all four of its original buildings still intact. Located at Madison and Huron Streets, two of the buildings, Spitzer and Nicholas, are undergoing renovations that will result in roughly 400 residential units. The goal is to have Spitzer completed in 2028 with the Nicholas Building to follow. David Mann, the president and CEO of the Lucas County Land Bank, said that both buildings received substantial awards from the state historic tax credit process.

Ongoing development in Toledo’s Warehouse District includes Huron Yards, a multi-building mixed-use space with residential and commercial properties. Crane Development completed The Produce Lofts, high-end loft apartments in the renovated Okun Produce building, as well as the Huron Yards Beer Garden. Last year, IBC Properties announced its plan to restore the historic Feilbach and Stanwalt Buildings into mixed-use storefronts and residential apartments. The development company has spearheaded many rejuvenation efforts over the years, including Burt’s Theatre, the Sunkist Building that houses Souk, and the rehabilitation of the former Spicer-Dana manufacturing building. The city of Toledo recently announced 19 properties that will receive grants through its Vibrancy Initiative. As Toledo Mayor Wade Kapszukiewicz explained, this initiative “helps turn long-vacant spaces into new opportunities for Toledo neighborhoods.” The program has invested over $135 million since launching in 2021 with $13.5 million awarded to this year’s projects. Seven downtown buildings were selected to receive funds.
